Harbour Square - (33, 55, 65) What is everyone thoughts? Why no pets?

Harbour Square - (33, 55, 65) What is everyone thoughts? Why no pets?

What does everyone think of Harbour Square? The maintenance fee seems on the higher side, almost $1/sqft, but includes all utilities even the internet.

It is an older building but the location seems good.

1) Pet rule - They seem to have some outdated rule about no pets allowed, I wonder if this is actually enforced or is it more of the don't ask don't tell kind of deal.

2) Amenities - Seems like decent amenities but I think most people don't use them anyways.

3) 55 & 65 - I hear they even have a bar in the library

4) Parking is nice since many condos don't even come with parking anymore

5) Harbour Square's location more central than 270 Queens Quay. I find the park near harbour square is more quiet and more relaxed.

I know people love their pets. But I don’t, I don’t want pets in my rentals either. Some condo boards don’t allow them as part of their bylaw. I wish I could enforce that on my Tennants.

In terms of older buildings, they are some of the best in the City. Great views, well run buildings, good layouts, easy to renovate.

Just watch for abestos in the ceilings of 33/55/65 if you plan on renovating.

why do people seem to like these better than 270/260/250 Queens Quay? more central?

but no pets...

how reliable are the testing companies ? is paracel laboratories event legit when they say it is safe to live in the unit? any one ever heard of these testing companies

Paracel Laboratories Ltd. provides two separate analyses for asbestos, polarized light microscopy (PLM) and phase contrast microscopy (PCM).

PLM analysis in bulk building materials, based on EPA Method 600/R-93/116
PCM analysis for fibers in air, protocol outlined by NIOSH 7400

Cats and dogs? Or are you including aquariums and guinea pigs?

are you saying it isn't enforced since many condos still have illegal airbnb LOL

It's strictly enforced in my condo. We have great security and ever watchful neighbors. One advantage of living in downtown low rise. Very respectful.

Same in my condo, PM etc scrape the listings to ensure it doesn’t happen & issue warnings/reminders.

can we stick to harbour square. think i can sneak a pet in? any more details on these condos?

think these are bad? 905-65 harbour is only 750k. at 10 york it would cost me like 990k for a 1bdrm with parking....

I think the buildings are well run and well built, but they just look worn out, especially if the unit itself has not been renovated.

You should budget some dollars for renos and double check to make sure the reserve fund is adequate for future capex projects.

The testing companies will scrape popcorn ceilings in every room to identify traces of asbestos fibres. They are pretty accurate I think.

If you read the status certificates for the buildings, I believe they will make mention of asbestos having been identified in some common areas, although it has been addressed.

Any asbestos in-unit is dealt with on an owner by owner basis. Some owners will leave it alone, some will drop the ceiling, and some will scrape the popcorn (which will need to be done professionally obviously).

You know what I thought about this .

Reflected and changed my position. If I’m being honest: I told my tenants no pets, one of them had a dog later anyway. And to be honest I didn’t mind.

BUT I guess that’s due to the state of the house. It’s not like it’s in top top shape. I guess if I had renoed it I wouldn’t want a pet that could potentially damage anything.

I still don’t like pets though, dogs, cats, ferrets only I suppose.

My friend owned a unit there and recently sold to move to burbs for growing family. Amenities are nice but dated

There was significant flooding in garages during those years lake ontario water levels were high. That would be a big risk imo.

Queens quay is freezing in the winter but the path extensions might help getting north of gardener in winter.

Older building will be better built than the new condos. Tough call really. I don’t find queens quay very impressive. Just looks like there’s a lot there when there really isn’t. A few restaurants, brew pub but it’s mostly dead especially in winter.

Of course in summer the bike path is nice but the “divide “ the Gardner causes is real both physically and mentally.
