HELP - Hot Water Tank Leaking!

Hi All,

My neighbour's HWT is leaking. They called me over to take a look and I said I would ask resident RFD experts before calling a tech.

The leak is coming out of a blue pipe from the HWT. It is coming out as a very fast drip.

The drips of water are hot.

Any assistance would be great.

Is that a enercare sticker for rental tank?
If so shut off the water to the tank and call enercare
If not change the t&p valve, available at Home Depot, Rona, lowes etc

If it’s a rental, have the person being paid come and fix their tank. If not, carefully work the temp/pressure valve with a bucket below the blue pipe and see if you can get it to seat again.

Water is leaking from the T&P ( temperature and pressure) relief valve. It can be due to excess water pressure, higher water temp OR T&P being defective i.e stuck open.
If the T&P got engaged due to high temp, tech will need to replace the gas valve besides T&P for a permanent solution.

Thanks for the replies!

Tank is not a rental.

Is the tank "totalled" or could the valve be replaced? What amounts (ballpark) should they be looking at to fix?
Should they shut the water off in the house? They are scared of a mass flood.

No the tank is not totalled. It CAN BE just the relief valve is defective and stuck open. Should cost under 200 to have a pro replace it. I doubt that T&P can cause flood. Have your neighbors shut off the cold water going to the tank. It will eventually stop any leak from the water heater. Also ask them to unplug it if its power vented.
