Help me decide house options

Help me decide house options

Basically I am trying to decide which pre-con to buy. Two houses are in the same subdivision, same builder (basically parallel streets, only 500-600 yards apart), same premium features. Just different models and lots

50ftx130ft lot, 3500 sqf, 5 bdrm, 4.5 bathroom, 2 car garage home (2 doors, 3 car tandem garage) - 1.4 mils
60ftx160ft lot, 4100 sqf, 5bdrm, 5.5 bathroom, 3 car garage (L shaped 3 doors), walk out basement - 1.8 mils

Price difference is significant I like the layouts for both just not sure which one to go with.

Not an investment home but will likely to sell in 5-10 years time anyways.

If you like them both, then obviously get the cheaper one.

How big is your family and how many cars do you have? How many storeys does each home have? I always find 4-5 bathrooms excessive. I got 3 (one per floor) in my 5bdrm and I think that is plenty. Given that there is 400k between the two with the number of bedrooms being equal, personally, I do not think that the bigger lot justifies that extra 400k unless it has fewer neighbouring lots.

It has fewer neighboring lots, the street where the 60ft lot is are mostly 70-150ft frontage estate lots/ We have two cars, 4 kids so large family. Both homes are 2 levels (expensive one has walkout basement but still fully above ground only 2 levels). Bathrooms are standard. Expensive one just has bathroom in each bedroom, so every single bedroom has an ensuite plus a powder room on main floor, that is how it gets to 5.5. The cheaper home has one jack and jill between two bedrooms that is why the total bathrooms are 4.5. TBH I think this is somewhat standard these days for builders.

Can you afford to mortgage another 400k?

I like the 3 garage and walkout, and more space of coure

Very convenient even if you don’t have 3 cars.
Use one area for workshop or storage of lawn mower/snowblower/bikes etc

And walkouts are nice though some view as security risk with another point of entry

5.5 bath is a bit much to maintain but sounds like it’s 1 per room with a powder room, will you occupy all 5 rooms?

You answered shortly before I replied

My opinion now is to get the larger house for the 400k if I had 4 kids, even if they are toddlers to teenagers

You can always downgrade again later or use less space but much harder to make more space when you are in it

I know its a bit late, but I'd get the bigger house too. 400k isn't much of a difference in the long term, but the bigger space for a larger family plus 3 car garage seems worthwhile. Besides, you rather regret getting a bigger house than regret not getting a bigger house.

On paper I'd probably go with the bigger home for your current use case and an argument can be made 5-10 years form now multi generational living under 1 roof is going to be a lot more popular so a separate entrance is of high importance.
