Home Insurance for Condo

Hello. Asking for a relative who is trying to switch providers due to an increase in current provider's rate.

Mortgage paid, 10th unit of a condo in a good area of north york, no claims for last 20 years. she does rent out a bedroom to a student however. no car.

The link shows the quote. I believe KTX is the broker and Gore is the insurer. This will be $200/year less than what is currently paid.
I have gone through it and seems okay. the $35,000 in coverage seems reasonable as the valuables are mostly furniture, electronics and clothing.

Not quite sure what you are asking as that is about 72 cents per day for peace of mind. I pay slightly more than that and mine is a bungalow condo.

Just wondering if there are any major flaws or omissions that i should be aware of. I think it all looks good and would like to tell my relative to proceed with switching insurance, but i am just seeking out assurances first. current insurance provider has increased price to $500 for next month;s renewal.

One question I had was whether the 1st claim forgiveness for 30/year was worth it?
