how to calculate commercial rent

hey guys

if the advertised rate of rent is $30 p.s.f for a 1300 square feet space. How do you calculate the monthly rent ?

im pretty sure it's 30*1300/12 = $3250

In addition to what Mingyang said (which is correct, as commercial rent is usually stated annual and $30psf sound about right for annual rent), you will also have to pay TMI.

Insufficient information. Is the lease "net"? "net net"? "net net net"? Look at the definitions in the lease as to what is included and what is excluded (eg: HVAC, etc.)
