How to be a project manager? To do renovations?

How to be a project manager? To do renovations?

Anybody know how i can become a project manager to do renovations?

I think there are opportunities where the house is badly staged and in bad condition. I am thinking of being a project manager to do renovations.

Do you know what I need to do?
  • Get contractor insurance
  • Hire cheap people
  • Charge like a 10% fee on top of contractors work
  • Anyway a project manager can get a cheaper rate?

Buy a pick up truck + flannel shirt + carhartt overalls, put a wheel barrow in the truck, and call yourself a contractor/project manager.

Could switch it up for a sprinter or transit van (the way to go imo, but you won't look as cool at the HD parking lot compared to the guys with 5.5' beds that are totally useless).

Seems to do the trick, that's how 99% operate.

I have a rushed listing coming out this week, helping a long time client get renos done before it goes live in a few days. In the next 72 hours it's getting painted/floors changed/staged/deep cleaned video/etc. Needless to say I am getting all my trades to roll up on short notice.

I went to HD today to buy the floor, rented their sprinter van, not sure why anyone even needs a truck anymore. The service is so good, I was in and out with the floor in 10 mins, cost me 28 I think.

I am basically a contractor now too!

Listen, I will be first to admit I am eyeing living crap out of the F150 Lightning as a daily driver. I am a poser though, that bed will probably see at most a coming soon for sale sign/cervelo road bike/hockey gear. I love pick up trucks, I also mock them because I have an inner battle of within of trying to resist getting one.

For now it's fast SUVs

Haha, he can get a hard hat, a cap, safety boots, tape measurement, writing pad /w pen/pencil. Pretty much one..Kissing Face With Closed Eyes

If I was graduating high school right now with no intent of college/university, I'd play it as follows:

2012 Toyota Tundra
5T Dump trailer
Case Skid Steerer

About 60k in equipment. Would likely start with the Tundra to generate some cash and build from there. Millionaire by 25 100% if you play it right.

There is so much demand for good trades right now, it's not even funny. 10-20 years form now will be when we see the next Tridel/Mattamy/Tribute is just getting started somewhere in the GTA right now.

Can you elucidate this lady here... What's so great about carrying things in the open-top F150s vs a proper close-top van/truck?

My man's also drooling on the F150 and I don't "get" it... Then again I care more for the goods inside than the wheeled metal chunk carrying said goods

For me the pick up looks great, I like the ground clearance, sitting up high/visibility, towing.

They are not rational, completely unnecessary, a sprinter/transit van is the way to go 100%

If I was a contractor I'd want the van (depending on what I am doing), but since I am a poser I'd rather have the pick up for the looks.

THIS haunts me. Current issue of Tor Life has an article about the family behind the Conservatory Group, the Dad I believe had zip when they arrived.

When I see people build small businesses and make big bucks, with like a staff of 10, I'm already super impressed. When I read all these massive corps worth billons that started because some guy and his brother demo'd a house in 1958, it's just unreal.

As for trucks, my kids is 3, doesn't comprehend payloads vs the elements vs plywood dimensions etc. But I tell you this, he'll only wave at pickups. That's it. G Wagon or Escalade rolls by, might as well be a Corolla.

There's something about that open bed.

Speaking of trucks, i love my shitbox avalanche. heated seats and heated steering along with the three way tail gate allowing the bed to go from 5.3 ft to 8.2 ft with the tail gate with the option to close the window up and with the hard top cover allowing to haul big stuff in -20 c weather. was able to save close to 1500-2000 in my current reno project by just hauling stuff from HD/Warehousing store and hauling stuff to the dump.

Yeah nobody is taking my question serious. I dont make much money working my current job.

I want to do lots of renovations to make money $$$

Study and learn about the job you intend to undertake including contract law, contract law, liens law, consumer protection services act and related laws.

Associate yourself with the Ontario College of Trades, if you're in Onatrio or its provincial counterpart if you're not.

Form a registered business

Acquire liability insurance and Worker's compensation as needed.

Hire only licensed tradespersons registered with the College.

Hire tradespersons registered with the city.

Be fair to people.

Anything less than those and you're clients are asking for trouble.

I know a contractor/project manager who barely speaks a lick of English. He manages a fleet of Chinese village folks who don't even speak Mandarin, that's how remote they come from. This dude (mid 30s) has a plumbing license and partnered up with someone else with an electrical license, so he gets his dudes to do the heavy lifting and he & partner sub in to ensure the job is (presumably) done up to standards in the end.

Great prices, OK quality, great and fair dude to do business with. 100% respect for him and his immigrant friends making a life out of nothing.

I worked a lot for someone else. He just hires me and my friends and pays us cash on an hourly basis.

I am really wanting to make a better living for myself and would appreciate some help. I dont think project manager guy even had a license, just found us without jobs and offered us money. 15-20 per hour depending on the job.
