If you can get CIBC 1.75 variable 5 yrs still then go with that no question.

1. The HSBC Mortgage Quick Close Switch Offer is available to personal banking customers who transfer
their existing mortgage over residential property from another financial institution to
HSBC.

This does not apply to new home purchase..

Thanks OP.

This deal is legit... I sent the HSBC promo link to my bank, and they matched it for my renewal (June 30th).

Can't believe it, this the single biggest savings I have had from RFD ever (and I have been around since the beginning)... Big thanks!

Sorry - I thought you wanted the HSBC link.

I didn't want to take the risk with a variable rate, as I predict variable will go up at the end of 2021 (or the banks will start to play games with their internal prime rates this fall, when the foreclosures start).

TD - but YMMV.

I got garbage rates by phone (ie TD's Mortgage Toll-Free number), but then had far better luck through the branch (which is the exact opposite than anything I have experienced during my past 4 renewals).

I PROBABLY don't qualify :(

Interesting that they want to charge you to apply.........probably want you to pay even if you don't qualify.
