See sticky in tsingoo's post. Also, mortgage rates will depend on a bunch of factors (credit, downpayment, investment vs primary residence etc.)

Back in 2008, the US underwent a financial crisis. That didn’t have much impact on the Canadian market.
The real estate prices in the US had a reset, but we didn’t experience a reset.

Also, we are losing jobs in Canada. Just look at the factories that are closing. I would say is that we need to get ready for a long stagnation in real estate price and possibly some more dropping.

The Canadian market was fueled by the real estate sector for the past decade or so. The run is now over.


Of course, I could be dead wrong lol. It is hard to predict these things. And our economy is so small that any good news from the US and/or China can dig us out of a potential recession.

Mortgage rates are NOT lower. Some banks decreased the spread between fixed and variable. Making fixed slightly lower than it was a couple months ago but still higher than before the last rate hike. The spread is adjusted based on how likely future rate hikes are.

The trend of rate has changed direction which will definitely change buyers' mind.
