Insurance only replacing 1/3 of the roof

Insurance only replacing 1/3 of the roof

My house has hail damages from last summer. We just notice some damage so we just contacted them earlier this year. They sent a contractor to check the damages. Just got a copy of the quote and looks like they only replacing the front side of the roof and repairing the left side and that's it. Is this normal? I am planning to call a few roofer companies to check and get second opinion. My concern is that the colour would be different (makes the house looks funky) and on top of that the old roof is already 15 years old .. so if we are going to replace it down the road.. the one that just got replace would just be a waste since I am sure we want everything to be replaced then. Any suggestion on how can I handle this? Should I just go with what they want to do (the insurance company) or should I fight it?

Maybe they can give you the money and you can pay the rest to get the whole roof done?

yes as @grumble said, most of them time estimate provided by insurance contractors are very high, you get your contractor estimate the full replacement and then decide if asking for cash make sense. Also, you can talk to the adjuster to see if they can send someone else for review, you are not convinced by the first contractor that damage area is only in few spots.

Thanks for the responses ... yeah looks like they can pay out if we want .. though it says that it will only be total quote - 18% Profit and Overhead amounts. Not sure why they would do that .. that means if pay out, I'll be losing 18% (which is about $3250 off the actual quote). Is that normal practice? If I go with their contractor, then they will pay 100% if I go with another then I have to eat 18% off the quote.. a bit weird.

That is weird..so insurance company is bascially saying the contractor you find yourself (if you go that route) to do the work should work for you for no profit?

I guess the insurance company knows that the quotes contractors give them are over inflated! Face With Tears Of Joy

A couple of years ago, my neighbour went through his insurance for some roof damage repair. Later he told me that the contractor invoice to his insurance company was $4,000 + From the amount of damage I could see, it would have cost him under $2,500 if he had got it repaired on his own.

1) talk to their contractor about doing the whole roof.
2) nobody will look at your roof if its a shade off and think less of you. Nobody will notice.

Insurance companies will only pay for damages to a roof up to and including the whole roof if necessary. From the quote, they are saying only the front of the roof requires replacement and part of 1 side can be repaired as opposed to replaced.
They are not going to replace any part of the roof that is not damaged ( the rest of your roof ) and the roofer will attempt to color match.

Keep in mind that insurance is only obigated to repair your roof to the state it was in ( or as close to it as they can ) and your roof is 15 yrs old which makes it almost end of life. They are not obligated to replace your whole roof when only part is damaged.

the only time ive seen insurance replace the whole roof is my neighbours got a fly by night crew todo his roof, they finished it in a day, fast forward to a short time later, a huge wind storm blew Amost ALL their shingles off, like the entire roof was gone what a waste of mney, maybe they didnt use enough nails or didnt peel the adhesive? who knows? but he called insurance and they replaced everything all over again

Our insurer paid for the entire roof when one of four sides was damaged in hail. It was that they could not match up the shingles, and it had to look the same. Further, our payout was 100% of their estimate (which allowed us to pick any roofer we wanted as their estimate was higher than most roofers charged). No deduction was made for our old roof (10+ years old). I am not sure what of this was a result of the type of policy we had versus company policy.

One piece of advice, while going through the quote make sure it accurately describes your roof. Ice and water shield? Roofing felt? B vent? Other vents? Drip edge? Insurance will be replacing everything that you have, so make sure they account for all of it. The quote you receive should be incredibly detailed, ours had every little item on it. Further, while making your claim for hail make sure it accounts for dented storm doors, hail damaged paint / fence, BBQ, etc. They even paid for a 40-60 year old shed to be repaired.

How big is your roof if $3250 represents 18% of your quote? What's the quote for the whole roof?

Sometimes they do ... all depends on your adjuster.
