Looking to buy iPhone 12 or 12 pro

I am looking to buy an iPhone 12 or 12 pro. I am currently with Rogers and they have quoted me $27/month through Upfront Edge (financing) for 24 months. With Apple planning on coming out with new phones this fall is better to wait? Do prices on older model phones go down when they announce new phones?

Wait until Back to School sales if you are need of replacement, they might have better deals by then. Or wait until September when Apple releases newer iPhones, they tend to drop the outright prices of the older models. Besides it's less than 2 months until Apple announces the iPhone 13.
