M2M Condo - Yonge/Cummer

M2M Condo - Yonge/Cummer

Want to get some opinions on M2M Condo at Yonge/Cummer. It is approx $900/Sqft and parking at 55K. Occupancy is at Summer 2022.

Any thoughts on investing or renting it out in that area?

Its a big parcel of land so I can't even imagine how many buildings they're going to squish in there.
It is walkable to the subway but its 10-15 min so in poor weather maybe not so much, we're all wusses now.
You can also walk to Centrepoint/Town & Country Mall in about the same amount of time. There's a No Frills there so I would imagine that for a while that would be the closest location - not convenient at all.
That its on Yonge is a big plus, of course.

Better off buying in one of the existing condos in the area with direct subway access. This gives you the luxury of shopping around for a well-managed building and the going rate in the area is below $900/sq ft.

The specific parcel of land of m2m is a little outside the lively/nice area of Yonge/Finch. Also it doesn't seem like a good idea to me to lock up your money for 5 years with an unknown builder as this seems like a particularly ambitious project.

Yonge & Finch lively/nice?? A depressing mix of bubble tea, nail salons, and pay day loan shops.

Chinese builder... no record in building in Canada... i'd be wary locking 5 years worth of money in it... i'd rather buy off assignment when you actually see the building come up

I was looking in this area a while back.

For the prices they are asking at M2M (insane), you might want to consider the already built (1-2year old) condo-towns right across the street @ 37/39 Drewry Ave. They just closed like a year ago and the original owners are now flipping them for $500-700K, 1000sq+, parking/locker included. No pool, no gym, etc so low maintenance fee. Rent $ would be the same, but higher return because of the lower maintenance fee. Would probably appreciate more than a condo too. And... built already so you know what you're getting.

I knew they had closed due to the condo (I drive by it daily), but I'm even more depressed because now I learned from this that the even Bathurst Bowlerama is gone! As someone who was in a childhood bowling league until ~13 years ago and who loves the game, this article is super-depressing for me.

I've lived there before for 10+ years. It's great. Lots of high income people, nice cars , etc. You want that in your neighborhood. Property values increase Versus the opposite.

One good way to tell is, how many Starbucks are there? More the better.
