Macbook Pro "Demo -Not for Resale"

I came across something odd and was wondering if anybody has any experiences with these "Demo" models.

A friend of mine recently found a M2 Macbook pro 14" on FBM for a good price - $1500, listed as used but appearing to be in pristine condition in the pics (this same model according to the Item number sticker on the box https://cocoeast.ca/costco-east-electro ... 2579-99-2/ so must have come from Costco). I tagged along for the meetup to help check it out/be an extra person for the transaction. Looked super clean and powered on, warranty shows good until Feb 7, but what caught my eye was the text on the box "Demo - not for resale".

I googled it up and got conflicting info, from "It's likely stolen" to "it uses custom firmware/OS for the demo mode" and "it's locked through MDM", to what I would also assume "Just restore the OS and it will be fine". I wasn't sure what to say and my buddy backed out of the deal (seller would not allow creating an account/password, we got the OOBE setup screen to connect to wifi etc). Now I'm curious, was there anything actually different about these non-saleable demo models?

Regarding the Macbook possibly being managed by a company via MDM, I found this on Reddit
Apple would only be able to manage it if it was assigned to their own MDM server. If it is linked in anyway go to the Apple icon in the top corner > System Settings > Privacy and Security > (Scroll to the bottom) and under the Others section click Profiles. If it is assigned to Apple it would say “This Mac is supervised and Managed By: xxxxxxx”
Even with a full OS restore, as soon as it connects to the internet it will call Apples servers and possibly get "locked" again if it's taken from a company.

I'd say if the price is too good to be true, it's probably better to skip it, unless the seller can show proof of purchase, etc.

Even moreso if the seller wouldn't let them create an account on the Mac.

My work gets demo units from Apple and the boxes are marked as demo. The software is locked in a way but once the model goes EOL our technicians have the ability to take them off the demo software and mark them in the software as non-demo resalable. Once they are reset they get sold off pretty cheap to customers or even staff members.

I'm thinking the seller didn't want to restore the OS again if the sale didn't go through, Mac demands you make a user account and set a password to proceed.

The seller said he purchased it from a surplus liquidator where he works, which makes sense as I've seen great deals before at my local Costco liquidator on grey market or returned laptops. I'm assuming he got an employee discount and was flipping it.

It's been a while since I've been an Apple dealer, but Demo not for Resale units are purchased by the dealer as either a demo unit for display or for use by the dealer.
I can't remember the time frame, but you couldn't resell it for either 1 or 2 years after the initial purchase.
