Mississauga EXCHANGE DISTRICT 2 - Sept 20

Hello
Just received an email from agent reg launching EXCHANGE DISTRICT 2 condos in Mississauga (see attached pricing).
Please advise if this would be a good opportunity for investment if get a 1 bed/1bed+ den in this release.

Pricing isn't amazing, but the building and the planned community as a whole is very beautiful. Mississauga, and especially Square One, has very good rents. This project could make a lot of sense. If I didn't get Linx at Danforth and Main, I probably would have gone with this project.

Very close to downtown pricing. Not a fan of the builder. Not interested.

The Saint Condos by Minto should release soon, may be 15 to 20% higher than EXCHANGE !? but much better prospect.

I don’t really like Minto. Input them at the same level as camrost although camrost does pretty good job with the high end projects

Minto is not my preferred builder as well.....church and Adelaide is a pretty good location though.

Church/Adelaide location will be selling for at least 1500-1600$/sq ft once Minto releases.

I’ve heard rumours that it will be $1,200 starting but that sounds way too good to be true.

Looking at under $900/sqft with some units at $800/sqft, its a good investment.The parking is only 39k. The maintenance is 0.52 psf.The building is pretty much on sq1, and steps away from future LRT. With anticipated closing of 2024 & extended deposit structure, your money will be working for you.

Where people are saying lts almost downtown pricing.Where in downtown Toronto can you find any preconstruction under $1000/sqft?

I don't think there will be any new launches in tje $1200 range for DT... More like $1400+ going forward... Just thinking and not saying it is. Does anyone know of any new launches in the last 2 weeks at $1200?

The only way it makes you money is by pushing priced out downtowners to the suburbs. If we could finally address the transit situation in this city, an investment property in Mississauga might make sense. But $1K/foot in mississauga? I'd press the eject button.

As much as I wanted to get into this condo, my worksheet (due diligence) kept showing me negative cash flow. Not sure what the going rent will be for 1 bed or 1+den when it;s completed but I don't understand how people are scooping these and from an investment perspective. I get that a lot of folks are counting on the equity part or when it's ready (market prices will be higher) but are folks selling it at that point/assigning or renting it b/c unless you put in high down payment, it's hard even to neutral out.
