Mold on osb in attic

Climbed to the attic to check for leaks. Noticed what seems like mold in a small corner section. Also noticed throughout the attic some dots on the osb but not sure if its just ink. The one in the corner definitly seems like mold. Everything feels dry.

How can i take care of this ? Any idea on estimates and recomandation for campanies in Innisfil area ?
Is this a common occurance, since we live in a cold climate ?

The osb looks fine to me although the 2x4 looks like there is some water damage to it. You will have to fix source of leak if it’s still doing so.

I don't think I see any ventilation baffles. If none, that may be the problem. 50/50 water bleach in a spray bottle will knock that mold back.

Ventilation is extremely important for preventing mold (as Fergy mentioned above).

Try using Concrobium Mold control (available at most hardware stores). A 32 oz spray bottle should be $12.

Is that near a bathroom vent at all?
We had some mild right above our bathroom vent and realized there was a hole in the flexible pipe letting moisture onto the sheathing.

Yes, right above the bathroom. After fixing the pipe how did you deal with the mold. Any idea how much mold remediation will cost. Can i claim it under home insurance or use Tarion (home 6 years old).
