MPAC assessment question

Hello All,

I have a question regarding MPAC assessment as I am not familiar with this.

In dec 2019 I had to repair a balcony on a property. One millisecond after the contractor filled a building permit to the city in dec 2019, MPAC updated the assessment from 350k (2012) to 450k (2016). Leaving me with almost 35% increase in property tax :(

So I filled a Request for Reconsideration and the new MPAC recommended property assessment came back with 300k (2012) and 375k (2016).

It looks like they tried to get approximately the same difference between 2012 and 2016...
I have 45 days to accept or reject and 90 days to appeal

Why they first did a re-assessment for 2016? ...has nothing happen on the property before 2020 when the balcony was replaced.

And also I try to understand why the value for 2012 has decreased in the recommended property assessment after I filled a request? Is there any trap or reason for them doing this?

Finally, should I accept, reject, appeal?

When you file an RfR they will often lower your assessment im many cases over compensating. I guess to avoid conflict but they are also shoxkinglt incompetent from interactions i have had with them.

The question to ask is what was your place actaully worth in 2016? If it is above your assement it makes success far less likely.

I agree, I will ask for initial 2016 assessment.
Hopefully for 2020 assessment I hope it will not skyrocketing again...
