Neighbor's eavestrough collapsed

And now water sprays down uncontrollably in the area between our houses.

I've politely brought it to their attention but nothing has been done so far. The person living there is renting and my guess is that they couldn't care less about it because it's not their house.

I can't be bothered trying to track down the owner, so I'm thinking of making a complaint to the bylaw office.

I checked my town's property standards bylaw and saw this section: "Any cornice, flashing, fascia, soffit, coping, gutter, rainwater leader, vents or other roof structure shall be maintained to properly perform their intended function and prevent leakage of water into the building."

So if I file a complaint, what happens next? Can the resident just ignore the bylaw officer?

They can ignore them... Till the bylaw officer comes back to make sure the issue has been remedied. They can be issued a fine if they don't comply.

Typically orders are issued. Non complaince results In fine or summons.

Why don't you ask your neighbor to provide owner's contact? Contact the owner. Maybe he has already hired a contractor to come next week. Most contractors don't come within 24 hrs....usually it takes a week or 2....

Good point. I'll give it 2-3 weeks before filing the complaint.

Good to know that I can force their hand if necessary, though I'm hoping it won't have to come to that.

Just make sure not to much water is coming to your area where it could cause flooding in your basement. Take photos/videos as proof in case you need to go after them later. Its going to rain tomorrow so if you can get a good video of all the water coming on your side you can at least cover your butt.

File the complaint. Most orders are given a reasonable amount of time for compliance.

To me, the OP has not contacted the owner. Why create all this tension when it can be potentially resolved by a simple phone call with the owner????

Water migration, squirrels and raccoons are the three things to be very cognizant of when you own a house.

I would personally just knock and politely ask for the owners contact into, very reasonable wouldn't cause a fuss. Then make a call and get a resolution.

Bylaw infraction works as well, they likely send a note to the registered owner so that it can be rectified. In the end the registered owner needs to be contacted, I would start there first.

Agree. It would be in that homeowner's interest to protect their own house from water damage.

Resident did not want to give me the owner's phone number.

Bought a parcel register in an attempt to find the owner myself, and though I've got a name, I can't locate their phone number anywhere.

Complaint filed.

lol they didn't want to give you the owner's contact info? Like what is this... East Germany? What justification can there possibly be to withold this information to the neighbour who's trying to resolve a water issue.
