New Realtor looking for advice

New Realtor looking for advice

Hello RFD,

I just completed my courses and am now at a point where I need to join a brokerage. I'm located in Edmonton and I am starting out as a part time real estate agent as I have a full time job.

I'm mainly interested in getting access to all the MLS and Realtor tools as I intend to buy/sell properties for myself, and my family and friends. I do plan to transition from part time to full time eventually. I need to have enough sales to at least pay all the annual fees so I will also try to work with people outside my friends and family.

I'm looking for a brokerage that offers low to zero monthly fees and where I get to keep maximum amount of my commission.

The major ones that I see everywhere are 'Remax River city', and Century21. I have sent these guys emails inquiring about joining the brokerage, I haven't heard anything back yet.

I would love some insight on this. I'm excited about this new career that I hope to make full time.

- gets licence while 10s of thousands of others are doing the same because they think being a realtor is some sort of get rich quick scheme with this hot market

- tries to contact the biggest agencies in hopes of getting "in"

Probably 1 in 10 can do real estate full time and make a living. Majority of people are doing it as a side hustle.
There are over 60k TREB members in Toronto. Half do not even do 1 deal per year.

Just walk into any of these brokerages and ask them for a agent package. they are more than happy to intake new realtors. The branding isn't so important. Just find a brokerage that has minimal desk fees or minimal splits if you are not looking for much training or resources.

I'll give you an example of why branding is not important. Bay St group started like 4 years ago, now they are the dominant brokerage in the Markham/Richmond Hill area and PRECON sales. Everyone knows who the broker of record is at Bay St.. Average person has no idea who Bay St group are, but people in the industry know.

Maybe it’s just my age showing, but using a handle like conebone69 does not convey the level of maturity and professionalism that I would be looking for in someone I entrust to help purchase or sell a home.

Like I mentioned, I'm mainly doing it for myself and my family and friends. I own few rental properties in Calgary and Edmonton and I intend to buy more. I like to have access to all the tools that realtors get, so I can get all the info on new listings, property histories and sold prices. And listing and selling my own properties.

But it was really great of you to share your useless thoughts.

They're making fun of my username and calling me immature, yet nobody can be bothered to actually help me out and answer the questions. Maybe it was a different group of people back 10yrs ago and I remember RFD being a lot different and actually helping people out.

Thank you for actually providing some insight.

I was already aware of the excess amount of realtors who exist everywhere in Canada. My plan was to use the license for my own properties and for my family and friends. I buy and sell around 3-4 properties a year and maybe 3-4 more between my family and friends. So I thought if this trend keeps up, it'd worthwhile for me get my own license.

I wouldn't be opposed to list properties outside of my know friends, I'd love to make this a full time gig eventually, but as of now I have a really good paying job that gives me lot of free time.

And I agree with you that brand name isn't important. I don't ever recall anyone not buying a property because it wasn't listed by their favorite brand.

I don't know brokerages in your area but google discount brokerages or brokerages with minimal user fees, something will come up.

But to be fair to the audience, there is a thread that encouraged people to go out and get their own real estate licences. Most responders said something similar to you - I only want it for myself or for friends and family and to do it part time.

Yet within 6 months of that thread starting, as though realtors everywhere magically came across the site, rfd got a steady supply of brand new users a, soliciting their services. and from the sounds of it when someone asks for a rebate, a mailbox full of offers, so you can understand the skecpticism.

I am a realtor with an Edmonton discount brokerage and my route into real estate was similar to yours. Got a license so that I could do my own investment properties and help family and friends. Just sent you a PM

a guy called Eanobin (sorry if I misspelt his name) had a very insightful thread a few years ago where he was encouraging people to be their own DIY realtors and pocket the commissions on their own deals. I was one of the guys who followed his advice and never looked back. Besides doing my own deals and deals for my family members, I have also got some business on RFD. As we speak, I am just wrapping up a new deal from an RFD connection.

Its usually high % or high monthly fees.
Find a balance.

Some brokerage offer super low personal transactions 1-2 per year. If you are mainly doing personal transactions find one that offers 1 free transaction for yourself/close family for flat fee like $1k.

As a brand new realtor my advice is to join whichever broker/Manager you click with the most. I interviewed a number when I started out, I am with a big brand and a massive volume broker now, there are definitely some perks and access that I wouldn't get had I not joined them and my "Manager/Broker" is what was the selling point. No amount of training will prepare you for what you will have to deal with on a deal to deal basis, so experience/competence is what you want out of the Broker/manager imo, everything else secondary.

Big name broker names are only important to boomers FYI.

Don’t know why people are laughing. With house prices nowadays it’s a no-brainer. 25k commission saved for a 1mil property! Even one purchase/sale every couple years for yourself makes it worth it.

The name did give me a good laugh tho may your real identity never get revealed Face With Tears Of Joy

This was exactly my point. OP is embarking on a professional path and should project as such. You never know where your business will come from. There were some RE investors on the Ottawa thread a while back exploring a group/block investment in Edmonton. Maybe one/some of them would be willing to give a new agent a break. I’m sure most people wouldn’t care about something like a username, but some people do notice, so why limit yourself.

For the record, I’m not THAT old and like Conan.

I tried searching using google and rfd search for a thread asking for brokerage recommendations and came up with a few threads that were for Ontario crowd. Didn't see anything from Alberta, so I decided to make this thread.

I don't get why people get upset when they come across a thread they don't like. Just ignore it and move past it.

Thank you. I definitely see the value in a an experienced broker. One thing you nailed pretty good is boomer = brand recognition. I have a few high value residential properties that vary from $800k to $1.5mil. And some townhouses and condos that are less than $400K. I see that newly married couples or couples with new or young children are the target buyers for properties under $400K. These guys don't care who lists the property as long as it meets the budget.

The higher value properties usually gather interest from boomers and they do pay attention to who the listing is by. I mean they still rather get the property but I have seen them make a deal or fuss because they haven't heard of the name before so they thing it might be a scam lol. I've run into 2 people like this. Lots of money but still set in their old ways.

you are definitely right. 15-25K commission savings is huge money and I want to go after that sweet commission and keep it for myself.

And loll the name ConeBone69 and that picture is from Golden Globes skit that Conan did when he hosted the awards back a decade ago. And during that time; "to catch a predator" was a huge show and it was part of that gag. Where Chris Hansen catches Conan as he walks into a sting house. Then Chris Hansen reads the chat transcripts to Conan and "Conebone69" was his user name along with that display pic lol.
