This house was discussed few pages ago. It wasn't presented well and no professional photographs. Also they advertised a storm water pond as a water front.

At the end of the day, this shows that you only want one buyer. It is sold for whopping 1.175M. Whoever bought this paid a big premium (~200k) for the pond view.

I heard internet outage is common with Rogers in Ottawa. I will check with Tech-savvy

TechSavy is a reseller of the main providers like bell or rogers so reliability wont be better or worse. I have been with rogers and it seems pretty stable.

For someone willing/capable of building a house as a GC, does it make sense buy a rural lot in say, the Winchester area, and build, given I don't have enough money to afford a lot closer to the city?

I think someone who has the skills, contacts, and experiences to build a house right now on their own has a better answer to this than most people on this thread.

FWIW I know a guy who has decades of experiences being a GC and building custom homes. He is reluctant to start anything of his own right now because of cost overrun concerns. It is REALLY hard to source materials and book trades in a timely manner right now.

Echoing data from previous post, slight rise in new listings, slight drop in sales. Overall prices dropped slightly, residential with a bit more of a drop, condo with slight increase.

I could see Canada adopting something similar here. Would be interesting to see impacts on housing prices.
Longer term could slow the growth but shorter term could make detached home prices rocket since not as many new ones will get built.

Randomly came across this nice House in Greely.
Sold in June 2020 for $1.2 mil...fast forward 16 months...sells for $1.94 mil. Upon quick glance I don't think much (if any) work has been done since it sold in June 2020.

I don't see this ever passing in Canada. That said, I think economics will make SFH less and less common (think of all the infill all over the city (Vanier, Westboro, Woodroffe, etc - doesn't matter where, they are pretty much always removing a SFH on a large lot and replacing it it will semis at a minimum but usually rows).

Received an email from Claridge in Westwood. They are selling model homes and they have some upgrades. All model homes come with furniture/accents/light fixtures so can be a good deal for some. TH prices range from 730k-770k. They also have a bungalow for 905k with furniture.

Love that. Rural big homes have probably appreciated the most in the last yr. Ppl want more space due to WFH being here to stay.

This one is did the same thing in only 9 months in 2020. Sold for $1.2M in Feb then $1.78M in Nov. Nothing changed,
Somebody pocketed $600K over a summer without lifting a finger.

Wow. I think people must be getting more comfortable with the idea of well and septic. I feel like pre-Covid there was a much smaller pool of people that would ever consider living on well and septic. I have nothing to back that up...besides people's growing appetites for bigger rural properties like the ones we just linked.

Ive Iived on well and septic for 4 years on a 2 acre lot like these. Other than the hard water, I much prefer it to being on city water.

I have a couple of friends who are waiting to close and will find out :P.

As an aside though, I had to sit through a lot of my coworkers getting together for the first conference in a while in the US...and many of them are back to their offices (all fully vaxxed of course - company mandate). Seeing people get back to normal really makes me wonder if things will change for the long term as much as most people anticipate. I know I can't wait to get back on a plane both for business and pleasure... ditto eat at nice restaurants inside and finally use the Hamilton tickets I purchased a long time ago. I wonder if we'll see a revival of the office work, cities, commuting, etc... Would be nice if we had transit that worked in Ottawa of course. If inflation doesn't kill us all (hasn't in the past...)...

Inflation is already wrecking people who don't own assets and those who are not in a position to negotiate double digit percentage salary increases. These people are seeing their standard of living rapidly deteriorating and chances of owning assets like a home diminishing.
The reckless money printing is disproportionately harming those who were less well off before Covid.
