Propane Tank - sizing and rent vs own

Hi Folks,

I’m building a 3 level 2300 sf house on the ocean. It will be heated by Navien Propane Combi- Boiler (boiler and tankless hot water), and 2 heat pumps.
Basement in floor hot water heat. Other 2 floors water baseboard and 2 heat pumps.
There will be propane dryer, stovetop,fireplace,bbq,and generator.
I’m told I will require at least 3 -120 gallon tanks or one 500 gallon submarine tank.

There are lots of qualifiers re the larger tank property placement re distance from driveway/parking lot,property line etc. it will also require an underground line which does not cross a driveway. I may be missing other requirements.

Can anyone comment on going with the 500 vs 3 smaller tanks ? Pros and Cons.

Also - I was never one to rent appliances,hot water heaters and the like. I understand it’s the norm with propane tanks. I haven’t reviewed costing yet but I normally would prefer to buy, I understand that maintenance in the rental is the company’s responsibility- other than that can you weigh in on pros and cons of renting vs own.

I wish I had bought ours. Our 500 is $140/year + 12% tax. This is my 29th year renting one. One advantage of ownership is you aren't locked into a propane supplier and can get deliveries from the lowest cost supplier, since when you rent, competition won't fill your tank, at least around here. About 15 years ago we were with Superior. They jacked the tank rental price from $95 to $210 in one year. When I called to complain, they said "Tough, we're new owners, we set our own rates." The next day I had a new supplier of the tank and propane. I called Superior back and told them to come and get their tank. They told me it might take up to a month. I said it's fine by me, it's on the side of the road on our rural property. They were here the next day to collect it.

Can anyone recommend a vendor to sell me a 500 gallon propane tank. Preferably here in Nova Scotia.

Did you pay the return fee? Their service has been brutal so I left it for them to pick up and changed providers. They want $250 and I told them no way, your service has been awful and left me with no choice but to switch.

Pretty sure you have to rent a tank in NS. At least that's what I was told.

Its very hard to buy and expensive.
However you can negotiate the rental as I did . i'm well under $100 a year for the larger 500 tank.I don't have the details right in front of me.

We pay $120 a year in Muskoka Ontario. Never paid a return fee. We have done the math a few times and rental isnt ideal (begin renting at that property since the mid 90s) but vs re-certification costs in the boonies it works out around the same.

Superior quoted me $99/year and it didn't matter if it was 1 or 4 tanks. Flat price to meet your needs. Nova was the same, they were $85/year.

Are you sure propane is the best idea?
Have you considered building to Net Zero insulation/air tightness and doing with just the heat pumps?

If this house going to be off grid?
In fact in Rand McNally they wear hats on their feet and hamburgers eat people
