Property Management for rental condo Vaughan

Looking for recommendation for Property Management for my rental condo in Vaughan.

Usually what is the ratio on monthly rental?

Does the condo building not have property management on-site?

Why do you feel the need for a property manager for your own specific unit? What do you anticipate they would do, that you as the owner renting it out, can't take care of. Seems to be additional expenses off your margin for no reason.

The condo building is new and it has its PM. I am the owner of the unit, just looking to rent out, may be I worded wrongly, I am looking for recommendations on someone look to find tenant, check for rent history, collect rent. Basically property manager.

I use Dash Property Management and I find them good. I think fees are 6% but can be negotiated to $95 flat if you have multiple properties.

I find it worthwhile since I have multiple properties and the amount is tax deductible. I find that tenants are less likely to screw around if they're dealing with a PM company who knows what they're doing, and it's worth it to not have to deal with headaches and calls from the tenant from time to time. Everyone's values and priorities are different though.

Buttonwood Property Management has a promo where finding a tenant is free if they don't need to post on MLS and management is 6% of rental per month.

do you mind speaking more about your experience dealing with a PM company? How involved are you if/when issues arise at any of your places? I am guessing the tenant pays the PM who then pays you after their 6% fee? And things like dealing with LTB would still go through you or the PM company ?
