Purchasing business

Hello , I am looking for some advise on how to proceed, I am would like to inquire about a small business/land that is owned by a large national company . I have tried contacting them regarding it but with no response . can anyone give me advice on how to proceed ? should I contract a commercial real estate lawyer to inquire on my behalf ? or can anyone suggest how to accomplish this.

How do you know it is for sale or are you just speculating they might be willing to sell?
