Reasonable rent for portion of backsplit in Scarborough.

Hi guys.
What is reasonable rent for the back portion of a backsplit in Scarborough?
Location 401+ McCowan. Literally 2 minutes to 401.

Two bedroom.
Ground floor.
Seperate entrance and a seperate sliding door to back yard.
One washroom; albeit only a stand up shower.
One parking space in driveay, tons of street parking.
The decor is a bit outdated with wood paneling. Would drywall make a difference? Does it matter?

Currently the tenant is being charged 875$ and no utilities.
Tenant does not care about wasting electricity/water unfortunately.

Rent has not been raised for over a year.
We can raise rent/ renegotiate utilities into the equation?
What is the rate that we can raise by 2% or 2.5%?

Wow that is very cheap for a 2 bedroom in that area , you could've likely charged 1200 or so.
