Recommendations for buying a property in Florida

Recommendations for buying a property in Florida

I’m considering buying a house for personal use in Boca Raton or proximate areas.

Any recommended neighborhoods? The Parkland area looks nice…
Schools seem to be hit or miss. Do most people send their kids to private schools?
Some pools are covered. Why?
Any particular structural considerations? For example, do windows need to be hurricane rated?

Florida is boom/bust.

I would wait a little while, market there will be effected by higher rates and recession.

I cannot really advise on your concerns except for the highlighted part. Think alligators and cotton mouth snakes.

Some pools are entirely caged in an enclosure like a solarium. I thought it was perhaps to reduce evaporation and keep the temperature steady.
I suppose wildlife and the Florida Man could also be a concern.

@Hood_Rep I did not even think about evaporation, etc. That is what makes discussion a good thing as we all think differently and no matter how hard we try I do not think anyone can think fully out-of-the-box. Smiling Face With Open Mouth

I was watching the latest episode of Island of Bryan and they were tearing down the cage around the pool of their Florida home. They commented that everybody had one for their pool supposedly due to mosquitos but they hadn't been bothered by them yet.

It's beyond a fence around the pool.
Some homes have an entire enclosure with a glass or screen roof.

Lots of nicer houses in Florida have these glass screens. It’s not a fence around the pool, it’s a giant glass box on the back of the house covering the pool.

My guess on why these are needed:
Snakes
Alligators
Usually a waterway or channel right behind, where kids can wander off and fall in
Temperature/humidity better controlled, less wind also
Privacy/noise (can have music around pool without disturbing neighbours)
Small pets can’t walk away and are technically still “indoors” at all times
Mosquitos/bugs quite common in Florida

If I were buying a house in Florida, I would absolutely want one with a pool (deal breaker). And absolutely with an enclosure otherwise I would hate using the pool.

Op not sure if you’ll get any advice help from a Canadian forum but I have family in Fla and visit often and can tell you southern states including Texas are red hot in real estate. Unless you are looking in the sticks, houses are going over asking and in many cases cash offers.

I’d say look into bigger pockets forums to read more into it

hey there, checkout biggerpockets forum and pretty much select FL from the drop down/sections and you'll see many threads on areas of state to invest in.
