Rental market in Ajax

Hi,
I'll be moving into my new home soon in central ajax (close to westney / kingston) which has a legal one bedroom walkout basement apartment.
I am wondering how is the rental market in Ajax i.e. how easy is it to rent and find a decent renter in that area and how much is the average rent, any experiences / thoughts?
