We recently locked at 2.74 for 5 yrs with Think Financial/True North Mortgage. 20/20 prepayment privileges, etc.

We do not have a high ratio mortgage.

I am with them for 5 year 2.85 variable, 20% down, so not high ratio.

I read on the mortgage rates thread that 2.69 for high and low ratio is being offered through brokers now FireFire

Thats higher than what I have been seeing from even the big banks over the last couple of weeks (actively looking for a mortgage).

You can probably do better.

I got 2.99% at TD two weeks ago with 1k cash back for 5 years fixed.

Had some offers at 2.94% but the 1k cash basically offset it for me.

got 2.84% for 25yr or 2.94% for 30yr with CIBC... should I push even more, what could I realistically get for both periods?
