Large investors with deep pockets will slowly accumulate now and sell it off for a good profit when everyone else start getting excited again.

Of course the real estate "experts" will say that. A bit biast maybe but yeah eventually everything will go up long term.

I (along with some people I know) am waiting for mortgage trigger points to start before we actively put in offers for properties.

On variable rates your payment stays the same when rates go up. But here is the catch to this. The TRIGGER RATE occurs when prime rate goes up so much that your fixed payment no longer covers the interest you owe each month.

Now is not a good time to buy as prices may trend downwards for a while.

Possible deals to be had and good long term growth?

In the last 2 weeks I've had 3 repeat investor clients start kicking the tires on listings and are actively looking.

At current prices the numbers don't work, but if you can find a property and frontload a 10% discount to current market prices (which is doable), you are getting decent yield.
