Switching lenders after mortgage term matures
... to go past the maturity date. If the change isn’t made before the maturity date my current lender will auto renew and place me on a 10% fixed open term mortgage. This is probably a question for my new lender but do they commonly cover any potential fees/penalties for switching?

Fixed term ends and on a month to month basis and sublet !
5 tenants are in one lease on 12 months fixed term. 4 tenants are leaving after 12 months and one tenant want to continue on month to month basis and sublet other 4 rooms.As a LL what are my options?

Student loans max term
Reading on Canada student loan website it talks about maximum repayment term being 15 years. Somehow mine shows 16 years and few months. Does this mean after the 15th year I can apply for forgiveness? Not looking for RAP and not in the medical field. Just don't understand how the terms work.
