There is a massive thread pinned to the top of the page about rates.

Honestly.

That's about right from TD.

Rates outside TD start at 1.79% 5-year fixed.

I got 2.04% 5 year fixed from TD a couple weeks ago on a renewal.
I'm sure mortgage brokers can get a little bit lower. But when I factor in the fees involved in switch. The savings just didn't matter much. I rather keep everything in one place. CIBC was offering me same rate and cash rebate. But after the fees, it was maybe saving 500$.

1.79 vs 2.04 can be huge savings depending on your mortgage.
A lot of fees if not all are sometimes covered by the institution you are switching to.
It's absolutely free to have a broker do the legwork for you and possibly save you a few thousand over 5 yrs.
Doesn't hurt to check.

As others had mentioned, there are better rates available. 0.25% on $250k mortgage is a few thousand dollars over 5 years. Personally I would avoid TD because all their mortgages are collateral.
