TEK Tower Kitchener

Any thoughts on this project? What's the hype? Im seeing ads everywhere. Good location? Good price? Looking for as an investment. Thanks in advance

Was at the platinum release this week. Location of TEK is across from Google office. Google is expanding from 1500 to 3000 employees. Another Alphabet company also opened office in KW. It’s poised to become the next Silicon Valley (lower cost too cuz wages in CAD). Public transit, bus stops, GO station taking you to Toronto, all within steps.

Edit: also rental guarantee promotion included

Don't forget it's steps to the LRT and Go Train station. Oh and there's an expansion planned for Go to travel to Kitchener way more frequently, making it an easy commuter stop.

For all of this though, you are paying a real premium. Pricing is upwards of $1400 psf for the smallest unit, with most others around $1200 psf.

Pricing is reasonable, downtown Kitchener is the “Tech hub”, as the posts above have mentioned above it’s a solid location, not too far from the main Laurier/Waterloo campuses, there’s a Laurier campus in downtown Kitchener as well. . Attached is the pricing.

Smart move. Bigger unit makes more sense in this location. Those 1 bed units are indeed 1400 psf as someone mentioned above.

For the same price, especially those looking for 1bedroom, I would recommend the Dawes condo at Danforth instead. First condo out of another gentrification project in Downtown area, but just steps to subway & GO train. Lots of potential. Perfect for those looking for a “deal” kind of investment and doesn’t want to break the bank.

Also, LRT completed in 2019. Students of Waterloo/Laurier can use the ION for free as part of their tuition. Parking and locker can also be purchased by anyone in the first release.

So glad I bought a precon in downtown Kitchener (Young Condos) at $530psf back in 2018. While I was bullish about Kitchener back then never I had thought prices will escalate so much. Tech jobs have always been a big draw there and this year we should see students return to Campus in meaningful ways.

Builder provides a tenant and manage it for a year for free. The second year of service will cost one month’s rent if you want to retain their services.

I guess its a marketing tool towards investors, built into the inflated price.
