Tenant stability concern

Hi ..I got rental applicant who checked out my condo

He showed from income tax statement last few year he's got v good income good pay on well known company
But on employment letter he's temporary part time employee
My concern is what if he lost job...Income source you know
I suppose easier to get laid off . part time job vs full time

Another thing was that he never bargained on price. He gave me offer v quickly after checking out unit. He seems desperate I think his party time job status made it difficult to qualify thru tenant screening

Whats your advice ?

Someone wearing a fancy suit could go to a restaurant, order a nice meal and then slip away when it's time to pay to bill.

Better to check tenant credit score. Showing you that he has an income doesn't mean he will pay you a dime, you better ask for 3 months deposit at least.

When someone wants to move in asap, something is wrong.
