TH decor selection

Hello All,

I went for my decor/upgrade selection today and selected below items. I haven’t yet signed on it and got a day or two to firm the selections and pay the 30% upfront deposit.

Just for context: home is a 2 story plus finished basement townhouse - 1650 sq ft + 460 sq ft basement.

Just wanted recommendations on any addition/substractions to the list:

1. Main floor Laminate floor upgrade to waterproof- $2700 (standard is water resistant)

2. Upgrade to quartz level 1 countertop for island and kitchen -$4600 (standard is granite but I didn’t like any colour option)

3. Upgrade stairs main floor to 2 floor to Oak + plus stain on railing + steps matching floor- $6500 (standard is oak stairs with carpet)

4. Gas line in kitchen - $1000

5. Water line for refrigerator- $250

6. 100 Amp panel upgraded to 200 Amp Panel - $1400

7. Door from Garage to home (grade permitting) -$2500

8. Upgraded Kitchen cabinate to MDF and colour of choice from standard thermofoil - $1480

9. Master ensuite - dual sink washroom - upgraded quartz top (Standard is laminate) - $1200

10. Addition of two pot lights with dedicated switch in kitchen and living area (thinking for extending them to multiple potlights after closing) - 330x2 (pot-light) 180x2 switch - $1020


Where all did I overspend or go wrong, what did I miss ?

PS: Smooth ceiling is $6500 for both main + upper floor, confused on this big ticket item as builder isn’t allowing just the main floor only. I don’t really need smooth ceiling on upper floor!


PS: Forgot to add backsplash to kitchen- I heard it’s $2200 with builder

Is smooth ceiling and backsplash easier/economical to do with a contractor post closing and before move-in?

Any recommendations are welcome, I am a FTHB and overwhelmed atm!

I dare to ask how much is this TH?

Sometimes the law of diminishing returns come into play when you put too much into a property and it is only worth so much? Detached properties increase the most in price compared to TH's. I would only select what you need and not want. As per the previous response, these upgrades are pricey but you are paying the builder and not an outside contractor.

My personal opinion on your selection but do what’s best for you!

1. Main floor Laminate floor upgrade to waterproof- $2700 (standard is water resistant)
Try to go one up and spend money on real solid hardwood or engineered hardwood.

2. Upgrade to quartz level 1 countertop for island and kitchen -$4600 (standard is granite but I didn’t like any colour option)
Not worth upgrading countertop with the builder especially if it comes with ugly granite as standard.

3. Upgrade stairs main floor to 2 floor to Oak + plus stain on railing + steps matching floor- $6500 (standard is oak stairs with carpet)
So damn overpriced but yes. This is also why you should pick a nice hardwood flooring so that you can match the colour.

4. Gas line in kitchen - $1000
I paid $650 and thought it was expensive… so this one is up to you.

5. Water line for refrigerator- $250
Yes.

6. 100 Amp panel upgraded to 200 Amp Panel - $1400
Yes.

7. Door from Garage to home (grade permitting) -$2500
Despicable that they charge for this. But yes unless you don’t want to access your house from the garage.

8. Upgraded Kitchen cabinate to MDF and colour of choice from standard thermofoil - $1480
Yes. That’s pretty cheap for cabinet upgrade.

9. Master ensuite - dual sink washroom - upgraded quartz top (Standard is laminate) - $1200
Yes.

10. Addition of two pot lights with dedicated switch in kitchen and living area (thinking for extending them to multiple potlights after closing) - 330x2 (pot-light) 180x2 switch - $1020
Yes even though most will say not to do pot lights with the builder. I want to enjoy it on day 1 of moving in.

This is outrageously expensive. I got my smooth ceiling (main+upper) for $2500 for >2000 sq ft. You probably want to negotiate with them.

Do ppl actually run out with 100 amp? Esp if you don't use electric vehicle.
This is also TH. Wonder if that is really necessary

When I signed APS, it was around 650k. Similar units in new release are now going for 885k :)

Is it cheaper and worth it getting smooth ceiling and kitchen backsplash post closing (before move-in) with an outside contractor?

As I mentioned, I would only do upgrades where it makes sense for the builder to do and the cost makes sense. If you can do some through your own contractor afterwards would save you some. Builder's materials are usually mediocre even the
upgrades they state.

The backsplash cost is an absolute rip off as are many of the other items. Who is the builder?

With the exception of maybe the 200a service (which you don’t need in a townhouse) most of that stuff can be done afterwards for less $

Leave the countertops, floors, and ceilings with whatever the builder installs.

Plan your move-in a month after the closing date. Line up a handyman/basic contractor to do the garage entry door, waterline, etc. Any handy person with proper tools can do these things with relatively minimal cost. I don’t work in the construction industry at all and can do all this stuff easily myself if required. Find a friend or contractor who can do this.

Get a company in to scrape and paint all the ceilings. Paint your entire house at the same time. Then when you move in it’s all the colours you picked and the ceilings are all done.

Countertops and floors are easily done by outside companies. For this size house they can probably do both pretty quickly. If the countertops take longer it’s not a huge issue as you can always move in and then in one day they will rip out old and install new.

My guess is you’ll spend approximately half the $ and end up with WAY better quality materials. Builder stuff (including upgrades) is junk and will add little resale value to your house. Follow what I said and you’ll have the nicest house on the street, in move-in condition (albeit a month late), and way better quality than everyone else.

Think about it this way.. would you rather spend 35k and add $5k to the value of your townhouse?
Or with a little hassle spend 20k and add 15-20k to the value? (If not slightly more)?

You are better off just doing things through the builder esp. if you can add it to the mortgage. You're probably not going to end up saving that much and hiring trades these days isn't as easy as people here make it seem. Most of the prices are not bad....don't bother with the laminate upgrade though. And if most other townhouses there are laminate you don't need to upgrade to hardwood.

Some things, like smoothing the ceiling, are pretty darn easy for a DIY job and a halfway decent contractor would do it for a fraction of the price (particularly if you haven't moved in yet)...that is a major rip off. I did mine and it cost me some elbow sweat and under $100 in putty and some extra tools/sandpaper/etc.

Door to the garage is another - you need a bit more skill and know how but it's not really difficult considering you can buy pre-hung doors at home depot for cheap. Maybe some lumber...

And a decent backsplash is also very DIY friendly and would cost under $700 for tile and material in most townhomes...

If it's a townhouse and most others are not getting smooth ceilings then I wouldn't bother whether its through the builder or after. Agreed backsplash can be done after.

Very difficult to provide good feedback as there isn't enough information to make an informed decision. For instance, cost to upgrade from granite to quartz counter tops means nothing when we don't know the size of the counter tops.

A couple of things I would note:

1. Door to garage is a must.
2. If you upgrade your stairs to oak, it is really difficult to get it to match luxury vinyl plank floors. IMO, butting real wood next to LVP tends to really cheapen the look of the LVP.
