Think I need a new tire valve core?

Yesterday night I noticed my left front was low. I pass by the car everyday on the driveway but only noticed it yesterday. Maybe I wasn't paying attention before or maybe there was a leak over a day or so.
Anyway, the right rear was looking a little low as well and I did that one first. Inflated fine. Came over to the LF and turned on the compessor and the needle shoots all the way up. When I actually connect the hose sometimes it shows zero PSI and sometimes it shows 20-30. When I turn off the compressor, sometimes the needle slowly falls down to 30-40 and sometimes it immediately drops down to zero.
Hooked up the machine to the other two tires and it's fine.
Did a little research on here and found that the valve stem core could be the issue and you can get the four way tool to change them out at CT for 6 bucks and cores for 2 bucks. From what you can tell, do you think it's best if I go try that first?

By the way, sprayed soapy water on the valve and nothing so doesn't appear there's a leak from the valve stem. And I haven't actually left the machine running yet for a few minutes to see if it will actually inflate the tire. And I suppose I could drive down the gas station and pump up with their machine and see what happens.
