Visits to your own investment units

Hi, for those who has been landlords, do you request your tenants to let you visit your own rental condo units (like once a year)?

To ensure tenants did keep your units in basic good condition.

Its a good idea. Can be done with 24 hours notice.
But do 48 hours notice.
Why? In case things go sour... its 1 of many things you can use against the tenant and get on the judges good side

my insurance said I had to visit 3 times a year. So I tell the tenant and he has no choice
I'll see you at the top, cause the bottom is too crowded

You can inspect your rental unit with 24 hours notice. There is no explicit limit on how many times you can inspect per year, but generally some landlord does it once a year, some do it 3 or 4 times a year. If you decide to go inspect every two weeks, the tenant can probably file against you for harassment.

No. But it’s something I will start doing. There are way too many surprises when tenants move out.
