The Well Prices

Just got an email with the following prices and a launch date of June 15th. Wasn’t sure what to expect. What are your thoughts?

What does the disclaimer at the bottom say? Pretty sure these are the realtor's approximations for pricing. But anyways, shouldn't be too far off

Cheaper than I thought..... I personally like the one on Wellington Street (million dollars condo street), more quiet and prestige.

Still need to confirm how many rental units by Tridel out of the other 4 buildings.

Three residential buildings will be rental buildings (targeting high end renters)

Three condo buildings will be for sale, Classic 1, 2 and Signature series.

Good project but tough competition as the builder is doing both wholesale and retail.

Price list and floor plans are out !

1 Bed (532 - 571 sq. ft) from $692,500
1 Bed + Den (598 - 631 sq. ft) from $765,000
2 Bed (793 - 926 sq. ft) from $955,000
2 Bed + Den (946 sq. ft) from $1,265,000
3 Bed (1095 - 1652 sq. ft) from $1,500,000

I don't like those hallways leading into the 1Bs. I like the 1B+D as a liver because you have a lot of quality space, and you also get a 2nd bathroom. Unfortunately, those dens are too small to transform into a bedroom. The 2B's are good, but too big to be a good investment.

My conclusion is that this is more of a liver's project. It will be difficult to compete with the rental buildings when your floor plans will probably be less good and bigger.

Prices aren't bad compared to other projects out there.

But.... I think it will still be sold out fast regardless. It is an excellent project in an unbeatable location with three reputable builder/REIT.

Wait I'm confused...I thought I saw some of the advertisement saying starting from 500s?

I heard there were a small number of < 500 sq ft units and the first round of sale was offered to "inner circle" i.e. builders' executives, family members and so. I guess there are all gone before it reaches this stage.

Mattamy in low rise and Tridel in high rise

Always sets the prices to market reality.

1500-1700 was not there yet....
1000–1100 in resale... 1200 for some view based units....
