What is the best way to advertise a private listing?

Hey everyone. I just put the for sale sign on my lawn to sell my house privately. Any suggestions to advertise it?

You need to be on mls. find one of those discount brokerages that will list your home on mls for a few hundred dollars and you handle everything yourself.

I doubt you will get anything good not paying coop.

Not sure of best but some options : Online ads via Google Bing Facebook etc... Classifieds, kijiji Craigslist .... Groups and boards like RFD reddit FB .... Soldbyowner type sites

Personally I don’t know if this is a good idea. Realtors are willing to drop their commission and list your home. Also you will need to give the buyers agent something. People won’t bring clients for free. You also have to consider the fact that a well seasoned agent may bring more offers. Some can be more aggressive than others and will do whatever to get high price for their client. Also from what I’ve been seeing some properties aren’t even selling and are being re listed. Not saying things are crashing people are probably just enjoying a normal life. I know things are still selling but it does seem people need more strategies and a good realtor may be able to assist you with that. I’m not a realtor so I don’t have any vested interest. You could interview some and see what they offer you in terms of commission and so on.

Facebook Marketplace, Kijiji, etc.

Like someone mentioned you can also use a listing agency only so you get on MLS as you are leaving money on the table.

If you don't elect to do that you can hire a marketing agency to run an ad campaign on FB targeting specific demographics. You can also do it yourself, but it's money wasted. The strategies to get in front of eyeballs that convert is not as easy as "boosting" posts for $10 bucks.

Google is way too expensive and for a single listing this type of ad spend is like take a sledge hammer to hang a picture on the wall.

Bing is decent because of cheap cost per click, again wrong tool for the job for a single property for sale. I'd use it only for brand awareness and to buy traffic in the aggregate.

If not using MLS a proper FB campaign is the only way and even then if it's executed by someone who knows what they are doing (it's also not cheap). This is what has worked for me in the past when looking to unload direct/private.

I run ads on FB/IG for precon, you are not allowed to target based on any type of demographics. You can only advertise just by location now, and even then the radius is quite large.

Put it on mls, that will populate on all the other real estate sites like housesigma..

Any other way is a waste of time and will not get you the exposure you need.

Well true that it Google is expensive if you don't know who/what you are targeting , but you can spend 5/10$ a day and go super targeted and hope you get lucky since time is not on your side id assume. Example private homes for sale in 'area' for under this amount. Have a laser focused landing page . and then you wait ...or just post on mls like mentioned.

Orrr if you can find an angle on your house for th3 media to spin ... It's all work. That's why going w a realtor works for a lot of ppl.

Like many will agree to here, you don't need a Realtor to sell your house. Just like you don't need a mechanic to fix your car, a roofer to replace your roof, etc.

With a lawn sign , your target audience are your neighbours and people driving by, and maybe their circle of people that they know are looking in the area. All you need is ONE buyer, but whether or not that buyer is going to pay around market price is another question.

You can try FB, kijiji, etc. In my opinion, serious buyers aren't going on FB and kijiji looking for real estate, they get a Realtor to do that for them. The people watching FB and kijiji are mostly investors, trying to snatch a deal from a private sale, and they wouldn't be the ones paying top dollar.

After a while, if your For Sale sign is still there, people will wonder what's wrong with the house and why it hasn't sold, it will become stigmatized for no good reason.

I've had many buyers and tenants come to me and ask if they can do their own searches and approach private sale/rentals. I absolutely allow them to, with a warning that some ads may be scams and to be careful. My warning to OP is to be careful of scams. I don't know what or how, but scammers spend all their waking hours coming up with new schemes, the average joe may not know what hit them before it's too late.

I would hope OP does come back and share his/her experience and what the outcome was.

Well, I'm going to give the usual response i've in the past given in here.

The best opportunity for a private seller is to hook a private buyer.

Why? because the private buyer who is unrepresented thinks they're either already getting a deal from the seller because the seller has no commission to pay or they're going to reduce asking price by 2.5% to save that commission.

Meanwhile, as is the wont of pretty much all private sellers, they overprice their property and so

Private seller wins with a private buyer who loses their shirt and probably ends up in court arguing undisclosed defects or some such thing when their mortgage financing falls through because of appraisal.

Spread the word through your network of friends, even better if some of them work in the industry (agent, MTG broker, lawyer etc). Give them a kick back for bringing up your for sale home.

Recently purchased a property through private sale and saved about 10% vs market price.
