What are typical House Construction Costs per sq. ft.?

I'm just asking for ideas of the range of costs (per sq. ft.) to actually construct a typical private residence in the outskirts of the GTA. Say normal construction with an unfinished basement. Not counting the price of the lot etc.

It all depends on what you get. A contractor buddy of mine mentioned that it is roughly 100k for each 1000sqf. Again all depends on what you want.

I've heard $200-250 per square foot finished.

Outskirts will cost you a premium since the workers have to travel further adding to mileage and time costs...

Usually around 300/sq ft for what I would say are current expected moderate finishes

But this is with all licensed contractors with architect as PM

Thanks. Maybe I should have been more explicit. Say for a detached bungalow with a full (but unfinished) basement. I've heard prices ranging from around $125 for basic up to $200 and over for fancy construction but I'd just like to hear some current ideas.

There should be deals like Groupbuys for building houses too. Just a thought

I can't see why that would be. Most of the new construction is going on on the outskirts, Milton, Brampton etc.

Well because it's worth their while due to the amount of work they get... Your single home is not worth their time unless they get a premium for it

Moreover Milton and Brampton I wouldn't have considered to be what you mean by outskirts of GTA since those are in GTA.....outskirts implies periphery outside of urban boundary

Just got a new quote for home insurance. Agent said that the premium is based on reconstruction cost per ft2 (if my house burned to the ground), which for my area is $237/ft2.
Not sure if that includes demolition, cleanup and a new foundation though so the numbers from other posters seem in line.

Unlikely

Those are soft costs, except foundation

Thanks for the replies. Looks like they were pretty well on the mark. I just came across this which I wasn't able to find before:-

[QUOTE]Average prices for a custom home in Toronto and the GTA

Generally speaking, a production builder in the GTA will build a home from $100.00 to 150.00 per sq. ft. The hard costs in this scenario represent between $70.00 and $115.00. When we shift to custom homes, the price can double, ranging from $200.00 to $300.00 per sq. ft. and a high end custom home with extravagant features could easily reach $400.00 per square ft.

On average, a custom home build with modestly upgraded features in Toronto will be $250.00 per square foot.

The lowest I've ever heard was $150/sq.ft. but $200-250 is median.

Does it include floors, fixtures, cabinets, etc... or just the house?

for the lower figure, that would be like Ikea/HD/Lowe's type of finishes. After all, if you want to better quality, not the ultra high end stuff, $2xx range would be the target, it may even get your house sold quicker down the road. ??

I doubt most home buyers would know the differences. Most home builder's stuffs are probably worse. Granite countertop, check, hardwood floor, check, done. :)

A bungalow would cost more to build. More foundation wall and roof area. Cheapest built will most likely be a two storey rectangle style with vinyl siding. Below $150 is very doable and will be similar quality to a production home builder; the ones you see build very similar style homes in the same area.

How about additions? Similar price or higher?

$200 per square foot for lower mid-end, and $250+ for higher mid-end. $300+ for luxury.

$150 gets you bargain bin finishes, unless you're the contractor and aren't factoring in the profit margin.

But what if you don't want finishes at all? Just foundation, weight bearing walls, subfloor, roof, plumbing and electrics. Much like a unfinished basement with rough-ins, but for the whole house.
