why don't we start a RFD REIT?

With so many experienced real estate people on here, why don't we start a RFD REIT - for the people by the people? How has this not been done?

Lol maybe we can find a web simulation somewhere and see how this would work out. I'm not sure if I would want to be the guy managing the trust given all the administrative, regulatory and investor headaches.
