wood varnish oil based or water based?

wondering which would provide easy application and most durable as I don't want to do this again like in 20 years or more.

Oil is both easier to apply and more durable.

...but they are very different products and there are many other reasons you may want to choose one over the other.

If you want durable & longevity, oil. Follow the directions for application & clean-up.

It took me a little while to try water based clear finishes, mostly just due to an old school stubborn assumption that they couldn't be as good.
My opinion has changed.

I've used Varathane Diamond many times since and think it is great.
Several coats can be applied in one day.
The finish is very clear, and I would argue perhaps even better than some oil finishes (lacks any yellow).
Cleanup is a breeze.

I haven't used it where high durability might be an issue, such as a floor.
I have used it for wood trim, where cutting, staining (water based as well) and 2 coats of clear where all done the same day.
I have used it for woodworking projects.
In both cases, I don't see how oil based finishes (and I've used them) could have performed better, and ease of use is so much better.

now that is expensive.
Yes and no. I don't think you can afford cheap and re-do it again soon. It's a great product and worth every penny!

I have a mold water stain on the wood, would normal sanding get rid of it?
